Are You Allergic To Making Money On Facebook?

I’d assume not, so stop sneezing and hear me out…

You’re already on Facebook—watching videos, reposting memes, arguing commenting about politics, and posting those generic Canva Open House, Just Listed, and Closing pictures.

You’re probably a member of a few groups too—neighborhood communities, yard sale groups, even hobby and local interest groups.

Yet, for all that screen time, what real money have you made from it?

Don’t worry—I’m not here to make you feel bad. Most people use social media for connection or distraction. I’m just here to tell you that unlike most others, YOU can turn Zuckerberg’s half-a-trillion-dollar social platform into a powerful tool to increase your sales by 45%.

Drumroll, please… dadadadada…

Facebook Groups.

They’re free, they’re often local, and tucked among posts soliciting junk removal, air duct cleaning, or fried cicadas every 13ish years, are golden nuggets (not to be confused with the aforementioned battered bugs) of opportunity waiting to be mined.

“But I’ve seen other realtors and loan officers swarming the comments…”

Yeah, and?

Our industry is crowded. You knew that long before you ever got your license, in fact that’s probably part of WHY you got your license in the first place: You believed that you could do something that others already in the industry couldn’t or wouldn’t do.

I want to bring out or redirect that mindset toward Facebook Groups.

I’m about to share 3 simple, battle-tested strategies that most of your peers haven’t and won’t even try. And the few who have, well… now you know why they’re crushing it.

Let’s jump into it…

Make People WANT to Work With You Via Facebook Groups

Step 1: Join Your Groups


Open Facebook and search for local groups that are active, in your service area, and filled with real conversations—not just dead, generic sales posts.

There is NO limit. You should aim to be in at LEAST 50 groups.

Examples:

  • Local Community Groups: “What’s Happening in Nashville?!”, “Houston Local”, “Everything Phoenix”

  • Yard Sale/Buy-Sell-Trade Groups

  • Interest Groups: Mom’s groups, church groups, hobby groups, etc.

  • Neighborhood Groups: Focus on groups where you live and the immediate surrounding areas.

Step 2: Find the Opportunity Posts


Once you’re in these groups, scroll through and spot posts that reveal opportunities to solve people’s problems. These posts usually fall into two categories: DIRECT and INDIRECT.

Examples:

DIRECT Posts:

  • Posts clearly asking for a real estate agent or loan officer.

  • Questions about real estate or financing needs.

  • Referral posts where someone is looking to refer clients to an industry peer.

INDIRECT Posts:

  • Posts that aren’t directly asking for help but hint at a need (e.g., “Anyone know a good handyman?”)

  • Someone asking for boxes (they’re likely getting ready to move).

  • Someone asking about schools, amenities, safety/crime (they want to learn about somewhere new, why?)

Step 3: Solve Their Problems

Now it’s time to comment—and do it right.

DON’T: 

  • Waste their time by sharing generic information that’s implied, like “I’m local”, “I’ve been in the business for 25 years”, or “I’m experienced.” People assume that already.

DO:

  • Tag their name in your comment so it stands out in their notifications.

  • Answer their question or address their need with a tailored, helpful response.

  • Attach a picture or video of something interesting and useful to visually engage them.

Example:

  • If someone asks about local schools, actually share with them about the local schools.

  • If someone needs a recommendation for a plumber, give them one! (keep an eye out for when we do the training on getting consistent referrals from HVAC, plumbers, etc.)

  • **Next I’ll show a REAL example post and a REAL comment I used to beat out over 70+ agents to get a listing referral, buyer, and future referral (over $20k from one FB Group lead)

The $20k Opportunity Post (Real-Life Example)

This is an example of a Facebook Group lead I won over 70 other agents—resulting in a listing referral, a buyer, and multiple commission checks, all totaling over $20k from one lead.

Before I share my carefully crafted comment, did you catch the clues in the post?

“Experienced” = Not confident and wanting someone who is

“Out-of-state” = Overwhelmed, lots of moving parts

“Small Business Owner” = Unique financial situation that they’re worried could be an issue

Now, here’s my comment (I actually supped it up a bit for you) that led to them opening their DM, building a relationship with me, and several commission checks, all for solving their problems!

“I’ve got a guide “Everything you need to know about moving to TN!” that I’d love to share with you @[tag their name].

Plus, I have a specialized lender who can do loans for self-employed individuals since those aren’t typical and have a particular way they need to be done.

What do you sell, by the way? Maybe I can incorporate it into gifts for my clients!

The $20k Comment (copy this!)

Now, let’s break down what I really said in my comment and why it worked so well.

“I’ve got a guide “Everything you need to know about moving to TN!” that I’d love to share with you @[tag their name].

  • This tells them there are things they need to KNOW about moving to TN, and I’m the person who knows them (they’re looking for an EXPERIENCED agent, remember? So I don’t just say I’m “experienced” like everyone else; I show it with the guidebook).

Plus, I have a specialized lender who can do loans for self-employed individuals since those aren’t typical and have a particular way they need to be done.

  • This immediately educates them on the fact that their situation is unique and they’ll need unique help that I can provide (she specifically mentioned being a small business owner, so that means it’s IMPORTANT).

What do you sell, by the way? Maybe I can incorporate it into gifts for my clients!

  • This tells them that they have MORE to GAIN with me than just real estate, while at the same time implying they also have more to potentially LOSE if they don’t work with me (how many agents try to INCREASE their client’s revenue? Very few).

  • Attaching a picture of the guidebook creates a visual magnet AND is PROOF you actually have what you say you do.

Why It Works: While 99.9% of all the other agents in the comments were talking about themselves and saying the same things as everyone else, I focused on solving their problems.

Don’t forget; you’re one problem-solved for a stranger away from another deal, another referral, another life changed.
