My process includes doorknocking the neighborhood on Wednesday and Thursday, same-day feedback, and everybody signs in. Let me know if that works this weekend, or if you have any other properties you’d like me to host.

Get Luxury Open Houses in 3 Easy Steps

I mean, you could go for complex strategies, or you could just use Drew’s method, which is way better. Just sayin’…

Step 1: Define Your Luxury Number

Luxury isn't cookie-cutter. Drew picked $60K per deal as her target commission. What's your "never-going-back" number? $10k, $25k, $60k, maybe even more.

Step 2: Connect Intentionally

  • Search new-build MLS listings at your ideal price point.

  • Contact custom luxury homebuilders.

  • Build relationships with luxury agents (they’re not enemies, promise).

  • Use land listings (even if they're not yours) to bring opportunities to luxury builders.

  • Network with luxury service providers (they are already servicing your future clients!)

Step 3: Send the Text

The magical (yet stupidly simple) text again:

“Hi this is Drew from Epique Realty, I saw your listings 123 Banana Street. I’d love to host an open house at [date/time]. My process includes doorknocking the neighborhood on Wednesday and Thursday, same-day feedback, and everybody signs in.   • Identify 10 local luxury builders and 10 luxury agents with active listings.

    Fix: Consistently follow up with genuine value—bring buyers, provide insights, propose unique strategies. (It took Drew 7 months of follow-ups to land one of her top builder relationship, but it’s still paying off today.)
