What I’m saying is that I don’t know many any agents, team leaders, brokers, loan officers, etc. who actually like doing lead gen.
Why do you think agents shelled out over $1.5billion dollars to Big Z (Zillow) last year for leads? And that’s in addition to the thousands of other marketing agencies who sold them leads as well.
Now, imagine if, after this year, you never had to do lead gen again.

Here’s a scary reality: Most agents don’t even have the faintest idea how many leads they need in their sphere/database to hit their income goals. So what do they do? They throw money and time at lead generation, hoping something will magically work out by year’s end.
Life is unpredictable—but your commissions don’t have to be.
So what’s the solution to the endless cycle of lead gen?
Get your lead gen done once and for all.
I’m about to break down a simple formula that calculates the EXACT number of leads you need to crush your transaction target.
Let’s take a look…
Lead Gen Once And For All
Step 1: What Is a “Lead”?

Step 2: Show Me The Money
WANT Income Goal: This is the income you desire—enough to solve most (if not all) of your financial challenges. NEED Income Goal: This is the income that would cover all your expenses (including your spouse’s income, your day job, side hustles, etc.). | Examples: WANT Income Goal:

STOP!
Before reading further, write down how many leads you need to hit both your WANT and your NEED income goals. It’s okay if you don’t know, you can say that.

Done?
Great! If you’re like most agents, you probably had no clue at all or just put down some arbitrary number.
Now let’s change that…
Step 3: The Real Numbers Using your income goals and the numbers relevant to your market, you can calculate the leads you need for your WANT and NEED Income goals. | Example: NEED Income Goal: $157,289

You Want To Get Paid THIS Year, Right?
Yeah, I thought so—and so do I! So then in my current scenario of generating 6 leads a day for a year, I’ll not even reach HALF of my NEED Income Goal in 2025. YIKES!
Why?
Because it takes 6-18 months for a lead to go from first contact to close (NAR).
That means any lead gen you do after June will likely count for 2026, not 2025—even in a best-case scenario.
That means I need to get ALL my lead gen done as EARLY in the year as possible.
Do it in 90 days. Seriously.
If I take the 2,000 leads I need in a year for my NEED Income Goal and divide it by 90, that means I need to generate 23 leads a day for 90 days.
If I do that, I won’t need to generate any more leads for the YEAR (do you follow-up right, and you probably won’t ever need to generate leads AGAIN).
This Is Actually WAY Better Than It Seems
I know, I know—after hearing about mortgage applications being down, days on market rising, and the sheer number of leads you need to hit your NEED Income Goal, you’re probably feeling a little overwhelmed.
I’ve got good news for you…
It’s expected that 4.5 MILLION homes will be sold in 2025. You only need the tiniest fraction of that to live a REALLY REALLY good life. I mean 20 deals is 0.0004% of 4.5 million.
Even better, you’re only competing with 29% of agents (because 71% didn’t sell a single home in 2024)
And of those 29%, less than 1% are actually in the area you service
You now know exactly what numbers you need to hit—while the vast majority of agents have no clue and will end up spending more time and money to produce less.
And the best part of all…you only have to do this ONCE. Yes, ONCE.
If you generate 2,000 leads and nurture them properly, you’ll build a sustainable pipeline as you follow up, build your brand, and close deals. (Before anyone says it—if you drastically change your income goals, build a team, or move to a new market, you’ll need to lead gen again to get up to the appropriate amount once more. Duh.)

Get Ahead Task: Don’t Start From Nothing
Take your current WANT and NEED Income Goals and the necessary leads to reach both, then…
Write down how many leads you currently have in your database (CRM, phone, direct communication channels). Congrats you’re not starting from zero!
Write down the sources of those leads (church, work, referrals, Facebook Marketplace, etc.)
Write down the TOTAL leads you have in each source:
Example:
Church: 10 leads
Work: 17 leads
Referrals from Past Clients: 5 leads
Facebook Marketplace: 87 leads
Great, now you know where you’re naturally inclined to generate leads already!
Calculate how many leads you still need to reach your goal. For instance, if you already have 500 leads but need 2,000, then you need an additional 1,500 leads.
