Step 1: Personal Marketing
Write down at least ONE personal method you actually use. Examples:
Facebook & IG Ads
Community Facebook Groups
Military Relocation Groups (Brandon’s favorite)
Open Houses, Door-knocking
Email Blasts, Mailers
Referral Networks
Step 2: Leveraged Marketing
Identify ONE unique asset from your brokerage/team. Examples:
Buy-before-you-sell programs
Internal buyer networks
Cash-offer programs
Luxury, Sports, or Military marketing programs
Virtual remodeling service
Step 3: Clearly Explain the Benefit
Tell the homeowner exactly how your marketing helps them (I mean, how are they supposed to know? They’re not an agent!):

“Mr. & Mrs. Seller, we have 5 military bases nearby. I’m connected nationwide with referral groups linked directly to each base, helping qualified buyers find your home fast. They're income-verified, serious about buying, and used to deadlines. Would access to highly qualified buyers like these be valuable to you?”
